Infinite Homes is responsible for the strategy and capital deployment for value add investment opportunities through syndication. Our objective is to find, analyze and raise capital for properties in larger markets that fit median income budgets. Our unique ability is finding  properties that are under managed and under performing. We have a vision for improving living spaces within local communities.

FOUNDER & PARTNER

Infinite Homes was founded by Tyler Kohler. He is responsible for strategy and capital deployment for all Multi Family and Self Storage projects. His portfolio includes 255 multifamily units and 119 storage units. All projects were syndicated and funded with investors’ money, having raised over 6 million to date.

WHAT WE DO

STEP 1

FINDING A PROPERTY

Multi-Family: Why? Multi-family investment results are much easier to control. Some powerful factors in apartment investing are control, debt (leverage), management and taxes.
Our preferred acquisitions have a value add component where we can force appreciation through interior and exterior renovations. We can also boost value through more efficient management, and adding amenities.

Asset Class: B & C
Property Age: 1960 or newer
Purchase Price: $3-$25 Million
Location: Strong location within the metro, nearby employment centers, retail centers, universities and hospitals

 

STEP 2

PROPERTY ANALYSIS

How has the property performed in the past, what is it doing now, and what can it do in the future? What is the upside and what are the potential risks.? What capital improvements can be completed to boost the overall value and with the highest return? How will better management improve the performance of the property? Tenant relationships?

STEP 3

STRATEGIC ASSET MANAGEMENT

Our strategic partnering approach combines top quality people, expert training and cutting edge technology to manage properties both large and small. In this step we layout a 3-10 year plan that illustrates where we see this property in the future. Effective and efficient property management is key in monitoring the updates, managing the contractors, and overall execution of the business plan.

We do not manage the property or act as the PM. We mostly “manage” the managers.

STEP 4

STABILIZATION

Cash flow, tax benefits and forced appreciation. Our target completion date to hit stabilization is 36 months. Once we reach our target rents and maximum occupancy we prepare to refinance or sell. Thus returning most or all of our investors initial capital. Our investors remain in the deal as passive partners receiving an infinite return.
